As a buyer, you are responsible for meeting with a lender for mortgage pre-approval prior to being shown property and complying with the lender's request for information on a timely basis. The pre-approval should be subject only to an appraisal and title work. You are advised that any change in employment or financial status may affect your ability to purchase.
Buyers are typically responsible for the cost of appropriate property and environmental inspections, once escrow has opened on the property they are purchasing.
Buyers must have liquid funds available for earnest money deposit at the time the offer is written. All funds used for the down payment & closing costs must be liquid & verifiable prior to close of escrow.
Buyers are responsible for contacting professionals in all matters pertaining to legal issues, taxes, environmental, structural, or mechanical issues. Buyers are also responsible for researching any zoning, building permits, building restriction, or setback issues with the appropriate municipality. Any specific issues regarding schools or community services must also be researched by the buyer.
Buyers must be cognizant of and adhere to all time constraints defined in the purchase agreement.
Buyers are responsible for contacting utility companies prior to closing escrow to transfer utility services.
